Silver Coating or Aluminum Asphalt Coating

Silver Coating or Aluminum Asphalt coating is painted on old Build-up Hot Tar roofs and also on Modified Bitumen Torch Down Rubber membranes. The purpose of this coating is to protect the roof from harmful ultraviolet rays.

The benefit of The Aluminum coating is:

EPDM Rubber Roof Repair

It is a common thing to have an EPDM Rubber Roof Repair. These membranes are known to prematurely fail. The adhesives used gluing the seams together does not last and therefore compromise the entire roof.

Seams on an EPDM Rubber Roof

The likeliest place for an EPDM roof to leak is at the seams. The number one reason for EPDM Rubber Roofs to start leaking is due to Adhesive failure that bonds the seams together and or where the rubber is attached to metal.

  • If you pull up on an overlapping seam, and the two surfaces separate easily, then you know the adhesives has failed. You should not be able to pull a seam apart with considerable force.
  • Look for voids under the membrane – this happens when the rubber shrinks over time and pulls away from the edging or flashing. This will cause stress on the seams and cause it to fail.
  • look for seam failure around skylights, air conditioner cubs, and vents

My Advice:

If you are a homeowner and there are only a few seams on the roof with a few skylights, then repairing the roof with seam tape is advisable. There is a list of tools and materials below that you can follow to make the necessary repairs.

If you have a commercial roof that’s over 3000 sq ft, then you should be careful spending the money repairing it. Normally a repair can start at 20% of the replacement cost of the roof and will escalate from there in the next few years. When EPDM seams start to fail, that means the roof was exposed to harmful ultraviolet and not only did the adhesive failed, but the rubber is getting brittle and is starting to shrink.

Never, but never ever install EPDM Rubber membrane on a commercial roof – it is a waste of money

Important notice:

When using the EPDM Rubber primer, make sure you follow the instructions on the can. The contact cement has to be applied a certain way and there should enough time pass by from the time the primer was applied with a brush, to the time when the cover tape gets placed.

First method of making flat roof repairs on an EPDM Rubber Roof

  • Clean the area, seam from all debris with a rag and lacquer thinners
  • Remove old lap sealer (caulking)  from the seams
  • Apply a fresh beat of lap sealer (butyl caulking) not silicone, at the seams.
  • Smear the beat of butyl caulk with your finger to make sure the seam is properly covered.

Second method of Making Flat Roof repairs on an EPDM

  • Buy a roll of cover tape and a gallon of primer at a roofing supply
  • Clean the surface thoroughly with a rag and lacquer thinners
  • Remove old caulking from the seams – this is important because the caulking cause a bump
  • Apply the primer an wait till touch dry
  • Cut the correct length of cover tape, peel the paper back off and apply it to the surface where the primer was applied
  • Take an edge hand roller, and roll over the cover tape with enough pressure to make it stick. Make sure all the trapped air bubbles are rolled out
  • When some air pockets persist, take the sharp point of the utility knife, and pop these bubbles by making a small insition hole into the cover tape where the bubble is

Always make sure you use the right roofing materials for flat roof repairs

First Step:  Determine the Type of Flat Roof Membrane

There are basically three types of roof membranes used:

  1. EPDM Rubber Membrane – you can tell it by the look and feel of it. It is smooth and looks like the rubber of an inner tube of a tire. This is the most common roofing material used by most roofing contractors
  2. TPO Vinyl Membrane – this is normally white and has a plastic vinyl feel to it. This type of membrane is the least used by roofing contractors.
  3. Modified Bitumen Torch Down Rubber Membrane – This type of rubber membrane comes only three feet wide, So if you see seams every three feet wide you know its some kind of a Modified Bitumen rubber. These membranes are either painted with a Silver paint or have Ceramic granules embedded on the surface.

To be able to make a Flat Roof Repair, the area that causes the leak must be identified. There are several videos on this page that will help you do just that.

Second Step: Determine how old the roof is

An invoice or receipt will help or call the roofing contractor that did the installation. You can rough guestimate the age as well.

Life Expectancy of different Roofing Materials

  • Torch Down Rubber Membrane  –  Life expectancy changes drastically if it goes unprotected
  • EPDM Rubber and TPO Vinyl does not come with ultraviolet protection

Ultraviolet Rays cause roofs to fail. It depends on what part of the country and how much the roof was exposed to the sun, how long a roof will last.

Third Step: Determine where the area is that causes the problem to make the necessary repairs.

Each roofing system has its own issues that could cause leaks. Once you know what roofing system you have and how old it is, then you need to identify what is causing the leak. There are many objects that could be causing a leak.

 

 

A list of possible things:

  1. Flashing against siding, air conditioner or vent
  2. Underneath the half round pipes that covers a parapet wall
  3. Doors leading unto the flat roof –  the sill
  4. Drains that are not properly connected to the membrane
  5. Seams on the membrane – especially on EPDM and Torch Down Roofs
  6. Vent pipes from bathrooms
  7. Skylights cause a lot of leaks

More costly to install a flat roof on a Residential building

It is much more difficult to install a flat roof on a residential roof than a commercial roof. There are far more obstacles, flashing, siding and skylights to deal with in a very confined area. For this reason, it cost more per square foot to install.

In the video above you will see that the preparation of the flashing was the hardest and took much longer than installing the new rubber roof. Residential roofs are notorious for taking longer to prepare for a new roof. This is why most roofing companies fail to provide a roof that doesn’t leak. They never take the time to prepare the flashing.

The Best Rubber Roof available

Regardless if you install a Torch Down Rubber Roof over an existing Torch Down rubber roof or a Modified Bitumen Base sheet, this is by far the best roofing system. It is harder to install over an old Torch Down Roof because it takes longer to heat and melt the old rubber to fuse the new rubber membrane to it.
