We have been installing and repairing flat roofs in Connecticut for over 30 years. We claim that we can repair almost any roof. But when it comes to gravel roofs, we draw the line. Hot Tar Build-up Roofs gets too brittle and start blistering. These blisters can pop open anytime and cause a significant leak.

The Age of Hot Tar and Gravel roof is Critical

Anytime when a “hot tar and gravel roof” is over a certain age, it is not advisable to make any repairs. It is hard to tell how long such a roof should last. It all depends on how many layers of tar and paper was put on at the time of installation.

Tell-tale signs when a Tar and Gravel Roof is done

  1. When the material shows black streaks over the roof that looks obvious.
  2. The roof will bubble up and cause air pockets in some areas.
  3. When the roof starts leaking in the middle where there are no other obvious reasons.

    The hardest part of replacing an old roof is to clean and repair the existing drains. it is difficult to remove the tar build up of numerous repairs over the years.

We have a technique that we can install a rubber roof over such a gravel roof at a relatively low cost provided the flashing is in good shape.

Most of the time flashing is made of copper and is well preserved.

The other factors would be skylights and other obstacles on the roof that could make it hard to reach the flashing.

The old roofs are fast being replaced by rubber roofs. There are several ways to go about replacing such a roof.

Most roofing companies would recommend to remove the old roofing material to the deck, which could be tongue and groove boards or plywood, and then install a new rubber roof. That is the preferred way to do it. It is also much costlier to do. More people are involved stripping the roof and removing the debris. A dumpster has to be ordered. Then the possibility of damaging existing flashing while removing the old roof is also a factor.

Most of the time we will recommend to install a rubber roof over and existing gravel roof. We have done this with most of out projects and it is perfectly alright to do so. The problem sometimes is if there are many skylights on the flat roof. Anytime you go over an existing flat roof, you need also to tie into the flashing of the old existing roof. That flashing is buried under the old roof surface and has to be exposed to adhere the new rubber roof to that.

The most time consuming part of a roof are the drains, air conditioners and flashing.

This is a very common mistake. If there is a skylight, that will increase the chances of a leak. What compounded the problem on this roof is that there was a skylight. The skylight will cause more leaks due to the low pitch of the roof.

Tar – tar – tar. Why so many people believe that tar will solve a roof leak. The tar that was smeared around this skylight just made it worse. When you use tar you have to be careful not to cover some flashing areas like the bottom part of this skylight. The pitch of this roof is too low to even try to make a repair. The best way is to strip and remove the shingles and install a rubber roof.

Where Roofs meet

When two roofs meet, there is a potential to have a problem, but when you add a third element to this (skylight), then you asking for a leak. The design of this roof is also wrong. When you see a corner of a skylight flashing in a valley, you know that will cause a leak.

Suggestions on how to handle this low pitch shingled roof

Suggestions on what to do

  1. Strip the shingle off from the low pitch roof
  2. Clean and repair flashing around skylights and wall areas
  3. Remove shingles from adjacent roof about 5 rows up
  4. Install fiberglass base paper
  5. Install new drip edge
  6. Install Modified Bitumen Rubber membrane Torch Down going up unto adjacent roof
  7. Re-install shingle over membrane on adjacent roof

The best is to remove the shingles on the flat roof section and replace it with a rubber roof.

Roof Valley Flashing – Common problem that causes leaks. Darien

We have been in the roofing business for 25 years. We may not know how to spell, but roofing we know best.

Most roofers know how to install shingles, but many have no clue how to do a valley. The materials they use in valleys are inferior. We use rubber roof membranes. Because of our experience in flat roofs we use better materials and techniques.

In the following pictures, we show the process of repairing a valley area. When a valley is flat like this one in the image, it is more problematic. Water like to follow the valley to the edge and flow back under the valley.

Valley areas are prone to leak due to the lack of using proper materials. Most roofers that do shingles will use a heavy base paper instead of a rubber membrane.

Most shingle installers will use a thick 30 lb paper as a base for the valley. Most roofers that install shingles will not have rubber membranes with them to do such areas. Rubber membranes are on flat roofs only.

When workers have to get on a roof to do some work like installing cables or antennas, they will very likely walk in the valley. That’s when a valley gets damaged.

Some areas birds made nests. Just not suitable for the roof.

The best path on the steep roof to the top is the valley area. Workers will use that to step up and therefore must be tougher material than the rest of the roof.

When wooden posts are used for railing, it is best to go with pressure treated 4 x 4 posts. These post should be fastened to the rafters with bolts and nuts. Normally a carpenter is best suited for this job. Roofing contractors normally don’t want to deal with the installation of post and railings. Once the 4 x 4 posts are in place and the plywood deck is installed, then a roofing contractor can install the flashing around the post and install the rest of the roof.

Installing a roof is costly, by not installing the posts correctly will cause leaks later on and that will mean a possible roof replacement. Do not cut corners when it comes to post and railings, this could be the difference in a maintenance free or a very expensive proposition later on.

Many times a contractor will only install a 4 x 4 post without the sleeve. The flashing is exposed and water can find its way down the 4 x 4 post behind the flashing. Often times a contractor will caulk between the post and flashing. The caulking is never a permanent fix.

Once railings have been installed without a sleeve around the post, it becomes much harder to fix the problem. because of caulking and paint that seals the 4 x 4 post, it could be years before the problem is noticed. A post leak can go undetected for many years,  but the beams and plywood around the post will eventually rot.

Several manufacturers make composite sleeves or plastic sleeves that are readily available at Home Depot or Lowe’s. The best part of these sleeves are, they never have to be painted.

Anytime post and railings are installed, a sleeve should always be installed first to make the posts leak proof.

Metal posts and railings have to be dealt differently with. Some metal railings are welded to the post that makes for a rigid structure. In that case, the metal post will stand loose on top of the roofing membrane and will not need any flashing.There are cases where the metal posts had a flange at the bottom to be able to screw the post to the roof. This is not always very desirable. Special care must be taken to seal the screws that went through the roof.

In the image you see a roof with railings. Over the years they had numerous leaks and they could never pinpoint where it was coming from. This was the most inexpensive type of railing to install, everything from 2 x 4’s. Being the most inexpensive post and railing, it ended up being very costly. The roof had to be replaced, the post had to be removed and new post and railings had to be installed.

You will notice that paint and caulking was covering the flashing at the bottom. The caulking and paint had to be reapplied every several years to keep a tight seal around the flashing.

The same thing can be seen here. There is no sleeve around the post to protect the flashing. What kept most of the water from leaking in, was the paint and caulk. Most of the time, a leak does not show up on the inside of the house but rather it gets soaked in the insulation and plywood decking. The plywood will eventually leak.

The reason why these posts were not leaking very much was that the flashing around the posts was cut into the post. The fact that the copper flashing was bent into the post made a big difference and lasted a long time before it started to leak.

look at the roof line of this portico. It has sagged in the middle. This post has been leaking for a long time and caused the beam to rot. Damage like this is very costly and could have been avoided was the post flashing properly done.

Because of a small detail that was overlooked, this entire portico roof has to be rebuild. The leak around the railing post was not detected till it was too late. It took several years of water leaking into the substructure and the joists to rot.

These railing post can be leaking for many years before actual damage can be detected. These posts were caulked at the flashing and painted black. The paint helped to seal the 4 x 4 post not to absorb moist.

The 4 x 4 post had flashing at the bottom that was caulked to seal it from water getting in. Then the rest of the post painted to prevent it from soaking water everytime it rained. This post several other posts did finally leaked and caused extensive damage to the structure.

This is the result of a railing post leaking. This took many years before it was detected, but then it was too late. Repairing the damage was far more costly than what it would have cost if the posts were covered with sleeve and post cap.

Most of the time a pressure treated 4 x4 posts is used for railing. The copper flashing can be bought or made on site.

This is just an example of a 4 x 4 post. When properly installed, the 4 x 4 post must be fastened to the joists.

Once the flashing, 4 x 4 post, and the sleeve is installed, a post cap must be installed to complete the process.

Flat Roof Repair – Pitch Pockets

Pitch Pockets are open bottom flanged containers installed on a roof ordinarily next to air conditioners. A Pitch Pocket is used to allow air conditioner pipes and electrical cables to go through the roof but to keep water out.

Over time the tar in these Pitch Pockets will dry and shrink causing a hollow section at the top where water can sit and works its way into the building. These Pitch Pockets must be filled to the brim and also around the pipes and cables to make a watertight seal.

The most common flat roof repair leaks are from pitch pockets.

Pitch pockets come in different shapes and sizes. The purpose of a pitch pocket is to seal around pipes, electrical wires, and objects that come through a roof. In the old days, these open bottom containers with a flange had melted “pitch” or hot tar inside of them. We still apply the same principles, but there are different products on the market that can be used to fill these containers.

A common problem with Pitch Pockets 

Often a roof will leak because the tar in the Pitch Pocket has dried and cracked. It is advisable to check it every two years. In this Pitch Pocket, water can accumulate and run into the sides where the material has separated.

Window Sill and Window flashing should be check for a possible leak

Often the window sill can be rotten, or the flashing below the sill may not be intact. Always check if the siding is tight to the sill and if any water can get behind the siding from the window sill
