Which Silver Coating or Asphalt Aluminum Paint to use?

The question is which brand Silver Coating to use when it comes to protecting your roof against Ultraviolet.

Silver coating is an asphalt base liquid that has aluminum flakes mixed into it. These aluminum flakes give it the appearance of silver thus the name “Silver Paint”

It is important to protect your roof against Ultraviolet. Modified Bitumen Torch Down Rubber membrane without ceramic granules must be coated with this silver paint. The old hot asphalt tar roofs also needed to have protection and the same Asphalt Aluminum Paint was used.

There are many brands of Silver Paint that can be purchased at Home Depot or Lowes or a local Hardware store. Unfortunately, these are the cheaper brands and does not last very long. It is better to go with a better brand and have your roof protected for a longer period.

Karnak provides the best Silver Coating for and Asphalt based roof. We have been using Karnak for over 30 years and never had any issues. We recommend the non-fibrated silver paint.

As all aluminum silver paints, while applying this paint, you have to stir it almost every minute with a paint stirrer attached to a cordless drill or screw gun. The reason is that the aluminum flakes that are in the asphalt solution sinks or settles to the bottom very rapidly.

There are many brands that can be bought at the nearest Home Depot or Lowes. These brands are usually not the same quality that you buy at a roofing supply.

Henry-Fibered Silver Paint can be used if you don’t have access to a roofing supply house.

Gardner-Silver-Dollar Roofing Reflective Paint

Gardner Silver Dollar is a good brand. If you can’t find Karnak, then Gardner is also a good choice of Asphalt Roofing Paint. All these roof coatings will do the job.

Valspar Heavy-Duty Aluminum Paint

Valspar Aluminum Paint is not to be used on roofs. This silver paint does not have the asphalt bonding properties like the other coatings.

Warning about Silver Coatings or Aluminum Asphalt Paint

These coatings or paints are not to be used to fix a leaky roof. So often we see people apply these silver coatings to seal a leaky roof.

Before you consider to paint your roof with Aluminum Paint or Silver Paint, you must make sure it is free from any leaks. It is very hard to make roof repairs after the Silver paint has been applied. It is even harder to find the leaky areas after coating the roof.

Silver Paint or Aluminum Asphalt Paint is a reflective coating to protect the rubber membrane against Ultraviolets. It is not to stop leaks.

This Modified Bitumen Rubber Roof has Silver Paint on it. It will protect the roof for a very long time

The Torch Down Rubber Membrane is still by far the best roofing membrane and will outlast any other roofing membrane.

You might have a Modified Bitumen Rubber Roof Membrane that wasn’t installed or maintained properly and therefore may need some care.

How to repair a Torch Down Rubber Membrane Roof

If you have a Torch Down Rubber roof and it was protected against ultraviolet rays with a silver coating or a ceramic surface, then it could last indefinitely. These roofs are tough and as long as there is a protection on it, they will not go bad.

If it was not protected, then you have to look for certain signs to determine if it’s repairable or not.

  1. Spider cracks in the surface – the entire surface will have these fine cracks, but it could be just in the beginning stages and you could still repair the roof
  2. Look for seam separation – if the installer didn’t know how to use a torch properly to fuse the seams together, then the repair will be costly.
  3. Look for shrinkage. If there is evidence that the rubber membrane is pulling away from the wall or flashing due to its age, then it could still be repaired but at a considerable cost.
  4. Deep spider cracks mean the roof is over 10 years old. This could mean that it was not protected and it becomes too costly to repair.

Modified Bitumen Rubber Membranes

Repairing a Torch Down Roof is relatively easy. Using the right “Tar”, you can almost fix any Torch Down Roof

Don’ts for flat roof repair on a Torch Down

  • Do not use silicone caulking
  • Do not use roofing cement or tar from Home Depot or a Hardware store
  • Do not paint the roof with Silver Coating in the hope that it will seal the leaky area
  • Do not smear tar all over every seam and likely place you thought it could leak from

I guarantee you that if you apply the above-mentioned methods for a flat roof repair on a Modified Bitumen Rubber roof, you very likely will have to do a new roof.

For repairing a Flat Roof - Karnak 81 Trowel Grade is the only Modified Bitumen Adhesive to use

 Method 1  – Karnak 81 Trowel Grade Adhesives

This tar comes in 5-gallon buckets that were specially designed for the Modified Bitumen Rubber materials. This tar can be used almost everywhere to make minor repairs. If a small puncture or seam separation is found, then this is the only Tar that will do the job.

How to use this Karnak 81 Trowel Grade Tar

  • Clean the area from debris and moist by using lacquer thinners and a rag
  • Use a round nose trowel and scoop some of the tar and smear it over a small tear or visible opening that causes a leak
  • If the rubber membrane detached from a drip edge or metal flashing, then pull the membrane slightly back and smear the Karnak 81 between the membrane and metal covering all the metal surface about a 1/8″ inch thick. Then press the membrane back on the drip edge or flashing sticking it with tar. Use the same principle as gluing two pieces of paper together.
  • If there is seam separation, then pull as much of the seam open and smear the Karnak 81 liberally into the seam. Then press the two materials together again to bond together. Do not smear the tar over the seams but instead between the two rubber membrane surfaces. This is the mistake most people make.
  • This should be done preferably on a hot day when the rubber membrane is more flexible. If it is cold, use a plumbers propane torch or a roofing torch to heat up the membrane to make it soft.

 

 

 Method 2 – Using a Torch to make the necessary repairs

If the seams were not welded correctly, then it might be necessary to reweld them with a propane torch.

How to use a propane torch to weld the seams to make the necessary repairs

  • Clean the area with all  debris and make sure it is dry
  • Try to separate the seams that were not welded correctly by trying to pull the seams apart. This could be a little tough to do.
  • Then with a glove and round nose trowel in one hand and a propane torch in the other, weld the seams again together
  • After running the torch the entire area where the seam was separated, go back on top of the seam and apply pressure with the trowel to make sure the seams weld is tight. Watch the video that I have made to show how to make a seam weld.

TPO Vinyl Membrane Repair

It is relatively easy to make a TPO Vinyl Membrane Repair

TPO Vinyl Membrane was introduced in the late 70’s. It has been promoted as a commercial roof membrane. From my experience is that it doesn’t last longer than 20 years in the Noth East of the USA. In the south, it will be even worse.

Repairing these membranes are fairly easy.

How to Fix a TPO Vinyl Membrane

If you have a TPO Vinyl Roof, then, for the most part, it can be repaired. Depending on how much sun exposure the roof had, these roofs can last up to 20 years.

The seams are fused together and will not come apart as in an EPDM Roof. Wipe your hand on the surface of the TPO roof and if your hand has white chalk on it, then it is at the end of its life expectancy. The chalking means that ultraviolet rays have beaten on it and a new roof might have to be installed. This doesn’t mean you can’t fix it. It means don’t spend too much repairing a roof that will not last much longer.

TPO Vinyl Roof Membrane Repair
  • Before making repairs, make sure the surface is clean – normally a rag and lacquer thinners will do the job
  • Buy a roof pick so you can check the seams to find any gaps
  • Buy a roll of seam tape and primer. The seam tape is unbelievable good. Follow the instructions on the can of primer
  • If you have to apply some caulking, only use urethane caulk and never silicone
  • After identifying and cleaning the area to be repaired, take a paintbrush and apply a coat of Primer to the surface
  • Wait until the primer is touch dry
  • Cut the right size cover tape, peel the paper back off, and stick the tape to the primed area

This method is the best, but too costly to do it yourself. The handheld heat gun cost over $700 and then it takes practice to use it. It is best to get a professional that has the experience and tools if a repair is required with a heat gun.
