When a skylight is leaking, most of the times the flashing is what causes the leak. On a shingle roof, the flashing comes in small pieces that are layered with every row of shingles. What sometimes happens after several years, dirt and sand will accumulate between the layer and flashing, diverting the water and causing a leak. The best way to stop a leak on a skylight is to clean the flashing. The shingles around a skylight tend to trap dirt.

Sometimes the seal between the dome part of the skylight and base is broken. or causing a leak. The best thing is to remove the dome and apply new sealant on the ridge after cleaning and then replace the dome. be sure to make sure it is tight.

Skylights on Flat Roofs

Skylights on flat roofs can also have two reasons as to why it could leak.

  1. The rubber roof could have separated from the metal flashing.
  2. The dome part has separated from the frame.

The best way is to remove the existing rubber roof material and reinstall a new rubber flashing and making the transition to the flat roof.

The most common reason for skylights leaking is because the rubber membrane has popped loose from the flashing.

In the case of an EPDM rubber roof, it would be very hard to detect the problem. Many times the EPDM rubber itself has deteriorated and cause pinprick holes for water to leak through.

Do not attempt to make repairs on an EPDM roof without the proper materials. You could make it worse.

As in the image with the three skylights, you can see we have prepared the flashing to receive the new rubber roof. Regardless if you install a new roof over the old roof or just making a repair, the procedure is the same.

It is important to get all the old caulking and tar off. You could use Lacquer thinners to clean the metal flashing after you have removed the majority of it.

Many types of skylights

Some skylights are for pitched roofs, and others for flat roofs only.

Skylights have the function for bringing natural light into a dark area in a building. So often they are the primary cause of a leak in a roof. Most of the time they do not leak from the beginning, but it will take several years to become a problem.

On a shingle roof the flashing will get clogged with debris, and in turn, the water will get diverted under the shingles where it could start leaking.

The other issue is if the installer nailed the shingles through the flashing, then those nails could start rusting and cause a skylight to leak.

Most of the time it would be debris collecting on the top end of the skylight that causes the leak.

Another issue could be that the seal between the frame and the glass could dry out and start leaking.

What is the difference between a flat roof and a pitched roof skylight?

Most of the times it’s the flashing. A skylight that is for a shingled roof will have step flashing. It is important to weave the step flashing into every line of shingles.

Skylights for flat roofs

When a skylight is installed on a flat roof, then the flashing around it should be one solid piece. That’s when the rubber roof gets attached to the flashing with adhesives.

EPDM uses contact cement to glue the rubber to the metal. That is one of the more difficult areas to accomplish and to make sure it would last a long time without leaking.

With Torch Down Rubber Roofs, roofers have applied their own techniques. Some would try to heat weld the rubber to the metal. This is a process where they melt one side of the membrane and then stick it to the metal flashing. Because of the expanding and contraction of the Torch Down Roofing System, the heat fused rubber to the flashing will eventually pop loose.

We have developed our own technique over the years. What we do is use Modified Bitumen Adhesives to apply the rubber membrane to the flashing.

Rubber Gaskets on Skylights that Hardens and Crack

We typically find that leaks from skylights on flat roofs, develop because of the degradation of the rubber gasket in between the window and window frame or the flashing around the curb that connects the skylight to the roof system. We install and repair all skylight leaks on flat roofs in Pittsburgh, Monroeville, New Stanton, Stamford, Greenwich and White Plains.

Installing new skylights is easy, however, repairing them can be a little more costly if there is degradation beyond the rubber gasket or curb flashing. If the extent of the leak involves any degradation to any portion of the rubber roof, we will gladly include the installation of a 2-ply Modified Bitumen membrane in that area, in addition to the replacement of a rubber gasket or curb flashing.

When a room does not have windows, the best way to get natural light into that room is to install skylights. They can set the tone by enhancing the look and feel of a room. There are many types of skylights available in both glass and plexiglass.

Installing a Skylight

To install a skylight, determine the size of the opening and carefully cut through the roof. A skylight consists of 2 parts; the curb, and glass or plexiglass sections. The curb is the base that sits over the cut hole in the roof and is installed separately from the glass section, but both are secured. Metal flashing is part of the curb, and the Modified Bitumen 2-ply membrane fused to it for a leak-proof seal.

Repair leaky skylights on a flat roof

Skylights are notorious for leaks. When we are called to repair a leak around a skylight, the first thing we check is the condition of the roof; the type of roofing material and the age of it. Each roofing material has its technique for installation. Often, we find that skylight leaks can stem from the roofing material that has separated from the flashing due to age; single-ply rubber roofing usually degrades due to shrinkage and ultraviolet degradation.

Another common leaking problem can be the brittleness of the rubber gasket. Skylights have a metal frame whereby a rubber gasket is used to seal the window to the frame.

This is a skylight with a metal frame holding the glass in place. In between is a gasket that seals the glass and the metal. Part of the curb and flashing is exposed.

The gasket will get hard over time and crack causing a leak.

Why Does a Skylight Leak?

  • Improper installation of the flashing
  • The gasket becomes old and shrinks compromises the seal of the window frame
  • A poorly designed skylight or placed at an incorrect angle
  • The plexiglass will degrade and crack from years of exposure to ultraviolet sunlight

There are many type of skylights that takes on all kinds of shapes. The important fact to remember is when you install a glass skylight, the curb should be angled so water will not collect inside the frame that holds the glass. Most commonly a plexiglass skylights that are domed are the best choices for a flat roof.

The proper way to install a skylight is to have it sit on a curb as seen in the image to the right. The curb helps to make a transition to the roof and also keep the skylight above the water and snow levels when a roof floods.

These are the best type of skylights for a flat roof. They stay clean, and water and snow do not collect on top.

Leaky Concerns with Skylights

It often happens that water will pool on a flat roof. Pooling water can eventually penetrate through the roof’s rubber membrane and metal flashing of a skylight resulting in a leak. The best solution, in this case, is to slope or build the roof up so water will not pool. The curb can also be raised, but that is not the best remedy because water will continue to pool there and penetrate the membrane again and again.

No matter what the application is, they have the proper product for you. We have installed this brand many times without incident. As in the many repair calls, we have answered, the issue of leaking is not the fault of the skylight itself. Instead, it is the installation technique. It is essential to install the flashing correctly. A pitched roof has a different kind of flashing requirement than a flat roof. Sometimes, a carpenter or roofing contractor will not know the difference and install the wrong flashing on a flat roof.

Wasco is another manufacturer of skylights. Wasco has all shapes and sizes and specializes in the acrylic type of skylight. If you want a circular or extended vault type of design, they are known for those kinds of specialty designs, as well.

Structure for all skylights are the same

There are many types of skylights, but they all have the same primary type of construction. A skylight has two parts; the glass section and the frame section called a curb. Some manufacturers will sell a curb with a skylight, and some don’t. A carpenter can make a curb; it’s a wood frame. Regardless of the type of curb, some metal flashing has to cover.

When a roof is relatively flat, as in the picture below, shingles are not the best roof system to consider for installation. Shingles on a flat roof with any number of skylights is cause for concern. It will not matter how well the skylights are installed, many leaks will occur within a relatively short amount of time.

Two things went wrong on this roof:

The person who installed the roof did not know that the pitch was too low for the installation of shingles. Secondly, the skylights now had step flashing, and the curb was too low to the roof itself.

As with all skylights, the frame that secures the glass has a gasket secured in between them. Theses gaskets dry out, shrink and causes leaks.

It is not easy to replace a gasket on steep shingled roofs, but on a flat roofs, regular maintenance is much easier.  Most of the time people use caulking to reseal a skylight glass to the frame, but if the appearance is an issue, it is best to replace the entire gasket.

Level Skylights:

 Skylights are a very nice feature to add to a home or commercial building, but consideration of many factors before installation is necessary. One such consideration is the angle for which it will best appear, be accessible for regular maintenance, and have little need for continuous repair. If completely level, these things will collect debris that should have washed away during rainstorms.

When installing a skylight on a flat roof, installing one without an angle will need more maintenance around the curb (notice the smeared tar).

Angled Curb Skylight:

 Skylights installed on a curb that is angled will prevent water and debris collection. For instance, care should be taken to install a skylight at a slight angle so that water and debris do not collect on the glass or around the curb. One can purchase skylights for a flat roof with angled curbs that can be professional placed for water flow toward a drainage system.

Its best to install a glass type of skylight with an angled curb. That way water will not collect on the glass and debris will wash off.

One Solid Piece of Flashing:

 It is essential when installing a skylight on a flat roof with curb flashing that is in one piece. Welding the corners where the flashing meets the curb is necessary. Just as crucial for a watertight seal, the flashing must also be clean from debris or tar. In the case of EPDM rubber, the flashing on the right will not work. To create the best transition from metal to the roof, we use the Modified Bitumen Torch Down membrane to fuse the materials together.

Preparing the Flashing for a New Rubber Roof:

 It is labor intensive work to clean and prepare the flashing of existing skylights, however, it is a very important process that must be done properly because the new rubber membrane must be attached to the metal.

Bubble, Domed, and Tunnel Skylights for a Flat Roof:

Wasco Manufacturer makes These Bubble skylights. They are very popular on industrial, commercial roofs because they allow ample light through. It is difficult for debris to collect on top of them. They also come in two parts; a curb and glass section. Despite their effectiveness and low maintenance needs, they do not last as long as a glass skylight because the plexiglass dome becomes brittle and will crack over time.

This is called a bubble skylight. They are very popular on commercial roofs.

The best choice for a flat roof skylight is a domed plexiglass skylight. Debris and dirt will not collect on top.

Skylights add a specific effect to a room. Some skylight windows are tinted. Some have an atrium look. Still, others have a tunnel look which all give a place more natural light. There should never be a problem with any skylight leaking. If the installation of the flashing is correct, and regular roof maintenance becomes part of a homeowner or business owner’s routine, then the damage from leaks will not be a costly issue.

Skylights on Metal Roofs

As in the picture to the right, pouring and smearing tar to seal the flashing of a skylight onto the metal roof is an improper procedure. In a short time, the tar will dry out, crack, and leak water to the interior of the structure.

We have seen smeared tar used as a common fix for leaking flashing of a skylight.

Removing the old tar around a skylight on a metal roof is laborious and becomes an added expense to the building owner.

There are many brands, sizes, and shapes of skylights. There are many reasons for a skylight to leak. The two most common place for the leaks to occur is between the frame and the glass and also the flashing.

Every brand has its way of being repaired. Some skylights have a flat glass surface, and some have a domed plexiglass surface.

Troubleshooting what causes the leak on the skylight is the hard part. It is never evident. The glass must be separated from the frame to be able to replace the gasket. This leak repair is tedious and costly.

Glass skylights are harder to make a leak repair on. There is a gasket between the metal frame and the glass of the skylight. The frame is factory assembled and sometimes not possible to be removed. Many times the cost of repairing a leaky skylight outways the cost of installing a new one. The gasket is not replaceable and therefore a new skylight must be installed.

The other area where it can leak is on the flashing. When the rubber membrane separates from the flashing water can leak in. This type of leak repair on a skylight is relatively easy and not too costly.

Plexiglass dome skylights will crack over time causing leaks. The best way to make a leak repair is to replace the top part of the skylight. Some brands allow you to replace the plexiglass by itself. Why are skylights leaking?

It’s common to find skylights on a roof. They are more likely to be the cause of leaks on a flat roof.  They provide needed light in a house, but with this benefit also comes problems. We repair skylights from  Stamford to Westport to Greenwich and Darien to Pittsburgh and Westmoreland County.

Skylights are known to cause roof leaks. There are two parts to a skylight that needs to be discussed. The skylight itself or the glass and frame part and the base part called the “curb”.

Not all brands of skylights are equally built. There are those that comes with tempered glass and those that are made of acrylic or plastic. Read this article on skylights.

Here are a few tips what to look for when the glaze part of the skylight is leaking:

  • Check for cracks in the plastic glaze part.
  • Check the metal frame that holds the glass or plastic in position for defects.
  • Make sure the sealant that secures the glass and frame is still good.

It is not easy to find a leak on a skylight. It takes experience and the knowledge of all skylights to detect problems.

Plastic Dome Skylights

These skylights are relatively easy to install. They are less likely to leak. If a leak does occur, check for a crack in the plastic. These type of skylights are less likely to leak and have less maintenance over time than other skylights. Because of the dome shape, no debris will collect on top, and they will always be clean

Curb Flashing

There are times when water pools around the curb flashing. It is critical to ensure that the roof membrane is correctly attached to the flashing of the skylight.

The most common problem is when the rubber roof is not correctly attached to the flashing.

This is what the curb flashing looks like before the membrane is attached. If the membrane is not correctly attached to the copper flashing, the roof will leak. When an old roof is removed and prepared for a new rubber roof, care must be taken to clean the existing flashing.

When a flat roof is leaking it could be due to a skylight, chimney, vents or any other object on the roof. When an object like a skylight is part of the roof, then flashing is involved. It’s fair to assume that flat roofs leak more than a shingle or slanted roof. The reason is that water doesn’t run off as quickly and have a better chance to find its way in.

When a skylight is leaking, then it could be either the flashing or the skylight that is causing the leak. Skylights that have been on a roof for over 10 years will likely start leaking. A glass top skylight has a rubber gasket between the glass and the metal frame that holds it in place and that gasket will eventually fail.

Skylights can be divided into 2 categories; those that are glass and those that are plexiglass. Skylights that are made of glass, should always be installed with a slant or at an angle. The reason is that if it would be totally flat, the frame that holds the glass will prevent water from running off. It will take time for water to evaporate and dirt will accumulate on top of the glass. The chances of water leaking through the gasket seal also increase.

Plexiglass skylights are mostly round. They are meant for flat roofs because no water or debris can collect on top of them. Plexiglass does not last forever in the sun. These domes must be replaced every 10 years. They crack and become brittle.

Most of the time, a plexiglass type of skylight could leak where the flashing meets the roof. In this case, the roofing material was brought up on the side of the curb of the skylight and tucked under the framework.

  1. The roof pitch is too low for shingles – should have been a rubber flat roof instead
  2. Skylights installed on shingles that made the problem worse
  3. Replacing the shingles with a rubber roof will fix the problem

This is often the case. When the roofing contractor is someone off the street and does not understand what type of material to install on what slopes. The slope is too low on this roof. Moss is growing due to water being trapped in the shingles.

When a roof replacement is considered, the biggest part of the job is cleaning the flashing on all the objects. This is a tedious labor intensive job to remove all the old roofing material from the flashing.

Once the flashing has been cleaned, the base layer of the roof is installed under the flashing. It is very important to remove all the roofing debris for the flashing. In the case of EPDM rubber or TPO, they will not be able to use the existing flashing. This type of installation is only suitable for a Modified Bitumen Torch Down Membrane

This skylight developed a leak between the frame and the glass. Instead of caulking it, we added another layer of protection to the seal. Caulking does not last on glass and metal. Too often we see the caulk peel off.

We do not promote EPDM rubber for roofing, but we did use it for this repair. We have never tried this type of repair before but tried it on this application. most people will use caulking. From our experience, we know caulking doesn’t last that long. This image was taken 10 years ago and we have never heard back from the owner.

There were several of these skylights leaking on the same commercial building. To install a skylight on a metal roof is not easy. There are the standing seams of the roof that makes for an uneven surface and the transition from the skylight flashing to the metal roof is not simple.

For the most part, the skylight flashing and the roof overlap each other and a sealant is used to seal the 2 metals together. This sealant will eventually give and water will find its way in.

When the sealant fails on a metal roof, then it’s not easy to make a repair. The skylight will have to be completely removed and all the metal cleaned and then be re-installed. This will be a costly exercise. Instead, we came up with a system that works great on metal.

We first have to remove all the tar and sealants everyone else has used to try and solve the problem. Then we cut away some of the standing seams to allow for a flat surface around the skylight. This is so the water can freely flow and not get trapped on the top end of the skylight.

The reason why the tar and sealants don’t last are because of ultraviolet exposure. Tar poured on a metal roof will dry and crack in a short period of time. Because TAR is a petroleum-based product, it will dry very fast.Our method is to apply the same rubber we use for Torch Down roofing, for the flashing. We have found a secret trick to be able to attach the Modified Bitumen Rubber to metal and make it water tight.

With a special adhesive, the rubber was adhered to the flashing and metal roof making the transition water tight. At the same time, water could flow freely around the skylight. This type of repair will last a long time.
